Flat roof repair UK: cost, how to spot problems, when to replace
When a flat roof leaks, you have three options: a localised patch, a partial re-cover, or full replacement. The decision turns on age and damage extent.
Common flat roof problems
1. Pooling water (ponding)
Water standing for more than 48 hours after rain. Caused by a drainage fall less than 1:80 (slope too shallow) or sagging from saturated insulation underneath. Standing water shortens material lifespan (especially felt) and increases UV exposure. Costs: re-pitch a small area £200-£500; full re-pitch £20-£40/m² added to a re-cover.
2. Splits and tears
Felt cracks along stress lines (over joints in the deck, at upstands). EPDM splits at sharp corners where it's been overstretched. GRP shows hairline cracks if the resin was applied too thin. Cause: age, thermal movement, foot traffic. Repair cost: £150-£300 for a section less than 1 m².
3. Blistering (felt)
Bubbles 5-50 cm across, caused by trapped moisture or air between felt layers. Common in old built-up felt. The blister itself isn't leaking yet but is a thin weak point that will fail in a strong wind or hailstorm. Repair: cut, dry, patch (£100-£200 per blister).
4. Failed flashing
Where the roof meets the house wall, a flashing strip dresses the joint. When the lead/aluminium/upstand pulls away, water pours down the wall. Repair cost: £200-£500 depending on length. Common cause of "the roof's leaking" when actually the membrane is fine.
5. Bad detailing around openings
Rooflights, vent pipes, and abutments are the highest-risk points. Water finds the failure first. Re-flashing around a rooflight: £150-£400.

When to repair vs replace
Three rules of thumb:
- The 30% rule. If less than 30% of the roof area is damaged, repair makes sense.
- The 50% rule. If repair cost is over 50% of full replacement cost, replace instead.
- The 5-year rule. If the roof has less than 5 years of expected life left even after repair, replace now.
Get a roofer to give a written condition assessment before committing. A 30-minute inspection (£100-£200) saves you from paying for a £400 patch on a roof that needed replacing.

DIY repair: what's realistic
You can DIY:
- Felt patches under 0.5m² using flashing tape or liquid rubber (£30-£80 materials)
- EPDM patches with EPDM repair tape (£20-£50 materials)
- Small GRP repairs if you've done fibreglass before (£40-£100 materials)
You shouldn't DIY:
- Hot bitumen torch-on (real fire risk — house fires every year)
- Anything on a high roof without scaffolding (illegal under HSE Work at Height for paid work, dangerous DIY)
- Re-flashing into brickwork (needs chasing into mortar joints)
How long does a repair last?
A well-installed patch lasts as long as the surrounding roof. A bad patch fails in 1-3 years. The signs of a good repair: clean edges (no bubbles or air gaps), bonded to clean dry substrate, primer used where required, top sealant applied.
If your roof is 2 years old and needs a patch, it should be under warranty — check before paying.
